Marble Hill Houses

At Marble Hill Houses, the project installed high-efficiency steam boilers to meet the development’s space heating requirements. To further enhance energy efficiency and reduce emissions, separate gas-fired condensing boilers were installed to serve the domestic hot water systems. These condensing boilers operated at high efficiencies, with anticipated performance ranging from approximately 90 to 96 percent.

A key feature of the project was the decoupling of the domestic hot water and space heating systems at Marble Hill Houses. This approach improved overall system efficiency and allowed the heating boilers to be shut down during the summer months, resulting in measurable energy savings. Collectively, the improvements implemented across all three developments (830 Amsterdam, Berry Houses, and Marble Hill Houses) reduced greenhouse gas emissions to approximately 6.18 tCO₂e per thousand square feet (ksf). The installation of high-efficiency boilers, combined with the decoupled system configuration, provided residents with a more reliable and resilient source of heat. In addition, no planned heating outages occurred between December 1 and February 28, ensuring uninterrupted heating service throughout the winter season.

To further improve heating performance and efficiency, temperature sensors were installed in appoximately 30 percent of the apartments at Marble Hill Houses. The Marble Hill Houses component of the NYPA NYCHA Boiler Replacement Program focused on enhancing system reliability and energy efficiency while reducing greenhouse gas emissions. Although full electrification was initially considered, the installation of high-efficiency steam boilers and gas-fired condensing domestic hot water boilers, along with system decoupling, successfully achieved the project’s objectives within the established budget constraints.
